    We walk the property with you, understand the brief and the budget, and identify structural, drainage, electrical and heating implications before quoting. Where design input is needed, our architect and structural engineer join at this stage.

    Programme and fixed quote

    Within 2–3 days you receive an itemised quote and an outline programme showing trade sequencing, key milestones and a realistic completion window. Deposit and stage payments agreed in writing.

    Strip-out and first-fix

    Site set up, skip on the drive, protection down. Existing kitchens, bathrooms, flooring and failing plaster stripped. Structural openings formed, first-fix electrics, plumbing, heating and drainage completed to Building Regs where notifiable.

    Second-fix and finishes

    Plastering, joinery second-fix, tiling, kitchen and bathroom installation, flooring, decoration and final electrics coordinated in the correct order. Building Control sign-offs booked as we hit each stage.

  5. 5

    Snag and handover

    We walk the property with you and produce a joint snag list. Every item is closed out before final invoice. Certificates (Building Regs, electrical, gas) handed over in a folder for your records.

Structural work

Load-bearing wall removals with steel or timber goalposts, opening-up between kitchen and dining, chimney breast removal with gallows brackets or steel support, and structural surveys where the property's history is unknown. All calculations run through our structural engineer and Building Control.

First-fix trades

Full re-wires to 18th Edition standards with Part P notification, boiler upgrades and re-piping (Gas Safe registered), drainage relocation for new bathrooms and kitchens, underfloor heating manifolds, and MVHR ducting where specified.

Plaster and finishes

Every room re-boarded or re-skimmed to a paint-ready finish — the same standard across every wall, no patchwork. Feature walls in polished plaster where specified. Coving preserved or replaced to match era.

Kitchens, bathrooms, joinery

Kitchens supplied-and-fitted or fit-only from your chosen supplier (see Kitchens service). Bathrooms tiled floor-to-ceiling with wet-zone tanking (see Bathrooms). Bespoke joinery — media walls, alcove cabinetry, panelling, understair storage — built in-house or by our trusted joiner.

Residential vs commercial refurb

Domestic renovations are our core work — priced by the house and delivered in one continuous programme. Commercial refurbs (offices, salons, small units) are also welcome; we work outside trading hours where needed and can phase the works to keep you operating.

How long does a full renovation take?+

A three-bed terrace typically runs 10–16 weeks depending on structural work and kitchen/bathroom lead times. A four-bed detached or a period property with structural changes usually runs 4–6 months. We give a firm programme with the quote.

How much does a full renovation cost in Staines-upon-Thames?+

In Surrey, budget renovations start around £900/m² and mid-range refurbs sit £1,200–£1,800/m² inclusive of kitchen, bathrooms and finishes. High-spec refurbs go higher. Every job is priced individually on a fixed written quote.

Can I stay in the house during the work?+

Any change of scope is priced and signed off in writing before the extra work happens — so you're never surprised by a variation on the final bill.

Do you clean up daily?+

Yes — daily sweep, skip managed, dust-barriers maintained, and a final professional clean before handover included in the price.
